Custom homes begin with location, style, size, and budget. Clients taste on architectural design would be necessary in retaining the proper architect for the project. The architect has the luxury of the design and the architects influence is huge in the outcome of the budget. GRC prefers to consult during the design phase on budgeting issues. We specialize in turn key residential custom home building and remodeling which would include:

1. Pre-construction and Permitting:
Interface and work with the city planning departments, building departments, homeowners associations, municipal water districts, power departments, sanitation districts, surveyors, civil engineers, soils engineers, mechanical engineers, structural engineers, architects and designers. GRC prefers to be involved in the pre-construction phase to oversee and update our client frequently. Unfortunately, at times the preconstruction and permitting phase can exceed the duration of the construction phase. It is essential that timelines are set and either the architect, owner and or general contractor be responsible to assemble the pre-construction phase in a timely manner to best suit our clients.

2. Bidding process:
Obtain qualifying bids for each sub-trade. Subcontractors will meet our general liability requirements as well as certificates of workman’s compensation. Subcontractors must have a valid contractors license and list of references of completed work. GRC will follow up on all references of subcontractors and visit project sites of completed work to qualify a sub contractor. GRC always strives to assemble an all-star team of subcontractors to deliver. GRC has retained many of the same subcontractors continuously for fifteen years, these subcontractors are very important to assuring deadlines and budgets will be met.

3. Architectural and Construction phase:
Manage and supervise construction to ensure that the project is safe and built in strict accordance with the contract documents. Meet with the architect on numerous occasions, on-site and off-site, to assure the Architect’s vision is met. GRC meets with progress inspections with deputy building inspectors and city building officials are on a continuous basis to assure all construction is compliant. Obtain final building department “Certificate of Occupancy”. 4. Landscape Architect phase: Completion of swimming pools, water features, hardscape, softscape, lighting, potteries and other architectural demands.

4. Interior Designers:
Working extensively with designer requests such as lighting design, lighting control specifications, surface schedules with dozens of selections of materials and colors, floor coverings, window coverings, and installation of appliances. Coordinate client move in and building occupancy. We use imported building materials from all over the world, including exquisite stones, lighting fixtures, plumbing fixtures, and other exotic materials to meet designers’ specifications. Major projects have been completed in Beverly Hills, Lake Arrowhead, the Hollywood Hills, Orange County and various desert communities (more than 400 projects).
