Our expertise in Commercial work is in tenant improvements on a fast-track basis to complete the project so our client can resume business. Many of our clients are upsizing the square footage of their offices to expand their businesses. Our services includes working with property management companies to meet objective goals and budget requests.
We specialize in turn key residential custom home building, which would include:

1. Pre-construction:
Meeting with property managers and clients to assess objectives and budgets. Interface with building departments to obtain permitting, meet with fire department officials requests, and meet with architects and designers.

2. Bidding process:
Obtain qualifying bids for each trade. Subcontractors will meet our general liability requirements as well as certificates of workman’s compensation. Subcontractors must have a valid contractors license and list of references of completed work. GRC will follow up on all references of subcontractors and visit project sites of completed work. GRC always strives to assemble an all-star team of subcontractors to deliver. GRC has retained many of the same subcontractors continuously for fifteen years, these subcontractors are very important to assuring deadlines and budgets will be met.

3. Retail and Tenant Improvements:
Many offices have been completed in thirty to sixty days. Additions would include full tenant fit-outs into existing shell or core: new walls, doorways, cabinetry, ADA compliant bathrooms, ADA compliant cabinetry and work surfaces, under-slab plumbing, fire sprinklers and systems, building management systems, t-bar ceilings, painting and floor coverings. Timelines can be met if materials and selections are chosen before the project begins to assure buyouts are ordered and scheduled.

4. Space Planners and Designers:
Working extensively with space planning consultants to meet the specifications such as: job costing by square footage, meet clients budget requests, wall location design, lighting design, lighting control specifications, furniture planning, ADA requirements, surface schedules with dozens of selections of materials and colors, floor coverings, window coverings, and installation of appliances. Coordinate client move in and building occupancy.
